Project Description

We were appointed by the head tenant to assess their likely dilapidations liability at the end of the lease term for a Grade II listed 18,000 sq.ft office building.

Our scope of service included the following;

  • Reviewing the lease and licence documentation;
  • Undertaking a site inspection;
  • Liaising with the building services engineer to assess the tenant’s dilapidations liability in relation to the mechanical, electrical and public health services; and
  • Preparing a dilapidations liability cost assessment and report including advice on the exit strategies available. We also advised on the potential liability of the sub-tenant and a tenant only break option.
