We were appointed by the landlord to prepare a terminal schedule of dilapidations for a retail unit arranged over basement, ground and first to second floor levels with a full repairing and insuring lease.
Our scope of service included the following:
- Review of all relevant leases, licences and other property documentation.
- Inspection of the building and preparation of a schedule of dilapidations for service upon the tenant prior to the lease expiry.
- Following lease expiry we obtained competitive tenders for the works and negotiated a financial settlement for the loss suffered as a result of the tenant failing to yield up in accordance with the lease terms.
- As part of the negotiation we obtained a diminution valuation in order to demonstrate our client’s loss.
